Epstein acquired a more modest island - the Little St James - originally in the late 1990s, but subsequently obtained the larger Great St James in the year 2016 for around $22.5 million.
These photos indicate he had created ambitious plans to transform the 161-acre island by building homes, an performance venue, an submerged workspace and a reservoir.
You can see the plan is a channel, a waterway in the territory, noted on the south-eastern section.
The architectural drawing is marked up in red pen markings and features a notes section labelling different areas of the property.
Accompanying this are what look to be several other site drawings and engineering blueprints, including layouts for marina coverings.
